I am happy with the overall home that we purchased. My concern is 100% with the misrepresentation of the Metropolitan District. We were naive when purchasing and led to believe the cost for the Metro District would be covered by our taxes. In fact, we were billed for these fees in an ADDITION on our tax statement as a separate fee the second year we lived here. In addition to the $2,333 billed on our 2020 tax statement, there is a new managed $800 per year Operation fee. This results in an additional $327.82 just to live in the neighborhood. Do your research prior to purchasing in a Metro District. Basically, it is developed to aid the builder in covering the cost of building at our expense.

When I bought my house in 2020 I was told that there was no HOA. The taxes for the metro district were high then 1.2%, but because there were no HOA fees I purchased my home in Waterside.
In December 2021 I received a letter stating that starting January 2022 home owners are being charged a separate “Operational Fee” of $800:00 annually: This additional charge is for basic maintenance of common areas that should be and have been covered by our excessive taxes:
Currently Dr Horton is not disclosing this charge on any of the websites
that I have checked; and is starting to market a new home phase.
This “Operational Fee” needs to be disclosed to any new potential Waterside home buyer, they need to know the character of management of the metro district and the true cost of living at Waterside.
