I love it here. My apartment is fantastic. The office staff is amazing! Management has changed hands since I've been here but over all it's been great regardless of who's managing. The rent is a little much but it is worth it to be part of a community. Shayla is my favorite in the office and when I lost my job and found a new one they worked with me and allowed for me to be late with a promise to pay. No anxiety-driving or threatening notices. As long as you tell them what's going on they will be there for you and do whatever they have to to keep you in your home. I love the pond and feeding the turtles. (Which don't mind hand feeding...btw. they will come up on the bank and accept bites of lettuce). I love my home here

To say I am blown away by this apartment community would be an understatement! I was really nervous getting an apartment for the first time, but everyone in the office helped me every step of the way starting from the tour and continuing all the way to now! Maintenance lets me know any questions about my request and the office staff is warm and inviting as soon as anyone walks through the door. My apartment is probably my favorite part! As soon as I walk in, it feels and looks like a home! I can also park right outside my home and walk right in! I’m so glad I picked this place as my very first apartment!

The process of applying for the apartment was amazing, I was thinking this is going to be great, boy was I wrong. To begin with, upon signing the lease I was given a sheet to highlight things that are not working or show obvious marks etc. the apartment. When I was finished identifying all these, the sheet was about 80% highlighted. After I few months, I went to the office to query if these issues would be addressed, only to be told that they are extremely busy with other projects and they will get to me eventually, I have been living there for 7 months and nothing has been addressed from that sheet. About 2 months in, one of the bathroom was leaking was leaking, there was no one occupying that room therefore, the leak was not noticed until after a few days. The water started to penetrate into the neighbors apartment after soaking the closet carpet. Water mitigation was done. After the carpet dried I could still smell the wet scent so I went to the office to inform them, I was handed a quarter bottle of deodorizer. A month later, my AC unit went out in the middle of summer. In August, I went on vacation for 2 week, when I returned I saw some weird insects so I requested pest control, after 2 days no action was taken so I canceled it and paid a private person to conduct pest control. On January 4, 2025 in the middle of the night I was sick in my room, I heard my neighbor pounding on my door and calling me none stop, when I opened my bedroom door, I also fainted, when I opened the main door he was there with a representative from the gas company. He came home and smelt the gas from his apartment, the rep tested my stove and all burners were leaking gas, he recommended a new stove, which I got 5 days later. I had to incur additional expense of eating out for all those times. Then the culminating incident, while waiting on a stove, my heater went out on January 6 during when it was 30 degrees outside and 63 degrees inside. I called the emergency line to no success. I could not sleep that night, I sent 3 request that night hoping to get through to someone, called the emergency number several times but no one answered. They following day I was inform of a mishap with the emergency number. The heat was fixed. On January 10th still 30 degrees weather, the heat went out again, twice, then again on January 12. Bearing in mind that no heat almost means no hot water. When I contacted the emergency number I was told that I makes no sense to re-lite the pilot again asbit will ultimately go out, so they will order some parts, inadvertently telling me that I will have to live without heat and hot water until the replacement parts arrive. I pointed out that I have been going to my gym to shower, the maintenance guy then told me he can take me to another unit to take a shower. Now that's the most despicable thing I have heard in a long while, so I am to walk to another unit 5am in the cold to get a warm shower then walk back to my apartment in the cold to finish getting ready for work. I was given a portable Heater on January 10th, this malfunctioned on January 13th, I literally cried myself to sleep that night. The parts came and the HVAC was fixed on the 14th. Hopefully, it doesn't go out again. I was without heat for 7 days during 30 degrees weather. While writing this review, I received a follow-up call from administration. This was the first time since having these plethora of maintenance issues i have ever received susch a call. I still don't understand how it was only the maintenance guy that offered me that portable Heater and to walk to another unit to take a warm shower. (as despicable as that sounds)

My overall opinion of this complex is good. There are a few things that keep me from posting an excellent rating.
First, the property is advertised as a gated community. There's no fence across the property at the side exposed to Thomas Drive and the entire time I've lived here the front entrance has been closed and usable for less than one week.
Second, the trash receptacle for the property has been jammed countless times. I realize that can happen. The real issue is it's never been washed down after people have left their gar age on the platform. It needs pressure washed. It is right up front where potential tenants enter. Third, the pool is locked at dusk and sometimes earlier. It isn't unlocked sometimes until 10am. Could we not be treated as adults and use a magnetic card lock on the pool area as well?
Fourth , the clubhouse is listed as an amenity. Why can we not access it after the offices are closed.
Fifth, fix the dog park! Add a bench or two inside and repair the gate properly
The maintenance has had some transition. They have done a great job in taking care of my needs. Thanks. I do love my apartment and the staff.

DO NOT PAY THIS APPLICATION FEE. Live somewhere else, it’s a scam, they take $250 from you and you never hear from them again. Ladies in office will tell you they’re still looking over the application, no one calls you back. SCAM! Bad business!!!!!!!!! Stephanie reached out when I first submitted the application through email, then she totally DISAPPEARED. Shayla was not helpful at all besides showing the place couldn’t get her on the phone either, next lady denise answered the phone for me once saying the application looked good but will call me back with a final say so and I NEVER HEARD BACK FROM HER AGAIN. Save your money, save your time, DONT EVEN TRY. We applied at another complex in PCB after this mess happened only paid $60 for an application and got approved in 3 days. IT DOES NOT OR SHOULD NOT TAKE 2 WEEKS FOR A APPROVAL OR DENIAL, this place is scamming for application fees, don’t pay it. You’ve been warned !!!! 😞

This Place is rat and roach infested no one should live here it need to be close and demolish are hire new staff and fire all those lazy staff especially (shayla!!) because we’ve reported this problem to her about 10 times she doesn’t do any more than give us attitude about it.! Worst experience living here swear please don’t move here!!

Me and my boyfriend went to tour the place back in December while it was raining, they told us they didn’t do tours in the rain. Which I understand but they did not give either of us a call, text, or email telling us they wouldn’t be able to show the property. We ended up not moving to Panama City during that time, but recently decided to move down there for school. We decided to give the place another shot because they seemed nice. We toured the property a week ago and decided to apply. The assistant manager did not give us all the information like she was supposed to regarding the requirements for moving in. When I tried to call and get the information nobody answered the phone for days. We finally get a call back and the person has no people skills what so ever. Very rude and acted like I was a bother. Also when we did the tour last week, we seen that there was a lot of leakage coming from the walls since it had just rained. I’ve seen many bad reviews about the bug problem this place has as well. When I asked about the dog park and if they treated it they said no….disgusting
