I’ve lived here for only a couple of weeks but it has been a great experience so far. The property manager Courtney has been wonderful and incredibly responsive. I had an issue with my laundry hookup and within an hour of calling Courtney, I had Lester from maintenance at my door to remedy the situation. And it wasn’t just a quick “make it work” experience - he had a great attention to detail that left the space functional but also looking great. I really appreciate the care the residents receive from management!

I’m gonna break this into a few parts:

Firstly, the disproportionately high rent increases over the short period I have resided here have been quite alarming. These increases have not been accompanied by any significant improvements to the property. This leads me to question the justification for such substantial hikes in rent.

Despite these increases, there has been a notable lack of improvements to the property. The ongoing construction by the river in the front parking lot remains unfinished, creating an eyesore and inconvenience. The numerous potholes scattered throughout the property pose a risk to vehicles and pedestrians alike. The absence of clearly marked lines in the parking lot further exacerbates parking difficulties. Moreover, the consistent issues with the elevators have been a significant inconvenience for residents. Additionally, the lax security measures, which can be easily bypassed, raise concerns about the safety and security of the residents.

Another major concern has been the increase in fees on the online portal without any prior communication. The ACH fees, which should essentially cost nothing, feel like an unnecessary and unjustifiable charge. This practice seems more like an attempt at profiting at the expense of residents, which is quite disheartening.

The only saving grace for this place is Courtney who honestly is one of the best staff members at this facility. She is very kind, considerate, compassionate, caring, and understanding. Otherwise, this place is God awful. $2,300/mo for a 1bdrm broom closet? Pass. Oh and not to mention, the amount of people that panhandle near the premises is definitely not worth the time, money, or hassle of living here.

I love living in this complex so much. Everyone here has been super kind and helpful.
There are a lot of great businesses within the mill that add to the experience and the area around is very walkable. From my window I can watch the tides in Saco River throughout the day.

They also have composting as an option, along with trash and recycling, and I think that is so cool.

There are lots of dogs in the building. I never hear them but I love getting to see them when I am out walking.

10/10 would recommend.

I am so happy with my experience with Courtney at the Pepperell Mill. I have been inquiring about moving into one of the units and not only is she prompt and accommodating, she is so easy to talk to and be around. She gave me a very thorough tour and answered all my questions. She is kind and knowledgeable. Courtney is also very professional. She helped me finish my application and has just made this entire experience a perfect transition for me. I’ll be moving in soon and couldn’t be more excited.
The mill is so cool the finishes are really nice. Plus it’s a bonus that there are restaurants and breweries right on site.

WOW! I am so thrilled with my new apartment! Courtney at the Leasing office is simply amazing! She always treats me as though I am her only resident. The blend of commercial and residential space in these refurbished mill buildings gives the complex great energy. There are also thoughtfully designed outside spaces for residents. Pepperell Provisions (Bldg 18) is my new favorite spot! The coffee is on point and they have great gluten free food offerings. I love it here so much I can't imagine living anywhere else!

We just moved in a couple of months ago, and it has been great! The community here is beyond welcoming, and our dog is so happy with the dog park and all of his friends that he gets to see every day. It is incredible having spin classes and restaurants and breweries within the same buildings. Our apartment quickly became home, and the authentic old brick and hardwood floors are all we could ask for!

We had recently moved from New Mexico into a bad situation in the Bayview neighborhood of Portland, ME.

The moment we found Pepperell Mill’s we knew it was more than a lifeline, but a dream entry point into the Maine Coast. And every single interaction we had with property management (Courtney Harrison) only confirmed this feeling.

From her prompt and informative responses to our queries, to her sincere understanding of our situation and needing to move our feet quickly, to her flexibility and always being available to work through our needs with a one year old, Courtney has made our transition to Mill Life as seamless as possible. It’s been a real pleasure lining up a new place to live (which, as a New Yorker of nine years, is normally not the way this goes).

We would recommend Pepperell Mills to anyone by our leasing experience alone. Nevermind the exposed brick and hardwood floors.

The best thing about the Mill is Courtney!! She immediately takes care of whatever I need with a friendly, professional attitude. I recently decided I needed more space. Within a few hours, Courtney helped me find the perfect spot! Moving was a zero-stress event and I couldn’t be happier.
