Cons: I absolutely hate their delivery service. It’s extremely inconvenient. They use a third party who receives packages then delivers them… meaning you get packages later than you’d like. I’ve had to return items that were delivered too late because of them and no longer needed and they also misplace deliveries so I’m constantly having to reach out to check the status of my orders. Also a lot of carriers don’t even accept the custom delivery address they provide you and that’s a headache.
There are only 1 elevator on the back side of the apartment that they also lock as a freight elevator for people moving big items. When it’s locked, you have to walk alllllllll the way to the front of the building.
As thick as the building security is, my shoes were left outside my apartment door because I stepped in dog poop. Someone stole them. I reported it and nothing was done.
I wish my dog had more space to run around outside.

Pros: I love the location and love my apartment! The half bath was my favorite part. The noise cancellation for the windows works pretty well. I never hear the traffic outside even with my street view.

I had a great time visiting the modera Decatur! I love the amenities that they offer! It is a quiet community! Daja Alexander was great with explaining everything about the community and giving me a tour! If you are looking to move in the Decatur area this is a great location.

I’ve lived here for 2 years now - since the building opened. Ashlee and Tiffanee in the leasing office have always been fabulous and helpful. I love that most everyone that works here lives here, too. Maintenance is very responsive and kind. The concierges downstairs are always very friendly. I really enjoy Akeba. She’s just lovely.

It is rare that I ever hear noise from any neighbor, even upstairs. I never hear traffic noise, and I can hear all the concerts on Decatur Square by opening my patio door. I haven’t had any construction quality issues, and the finishes are great. My apartment gets excellent sunlight, and overlooks the pool and courtyard. I almost always have my patio door open during the day, because I love hearing the fountains in the pool. So relaxing. The amenity spaces are wonderful. I had a party in the sky lounge on the 6th floor, and everyone really loved the space. There’s even a wine dispenser that will charge your card and give you a pour! The garage is very secure, and doesn’t have gates or fences that could be easily scaled. It’s locked down, which is unfortunately helpful.

My neighbors are great, too. I’ve met nearly all of them. Most are incredibly friendly, and seem to take great pride in decorating our doors for the seasons and holidays. A resident of the 6th floor commented to me a few weeks back that my floor (5th floor) is the ‘fun floor’. We had all the good Halloween candy. I do also appreciate all the community events for residents that have been scheduled lately.

The only feedback I can give is the Fetch package service absolutely sucks. It’s so inconvenient. Should you get a surprise gift, no you won’t - unless the sender knows your secret delivery service address. Having a blanket refusal of packages from UPS and FedEx is maddening and extremely unrealistic for daily life.

All that to say, I really love it here, and I’ll stay as long as I can.

I would give 4.5 stars if I could. Overall we are very happy living here. Pros: location, the building is modern and clean, the people are friendly, amenities are great. Cons: No recycling, lights in courtyard are very bright and on all hours of the night, and there have been recent issues with the garage door being left open due to maintenance.
