Buyer Beware! If I had to do it over again, I would never purchase a Taylor Morrison home. The disaster it has been and the tens of thousands of dollars we are out having to do repairs ourselves. We signed paperwork in 2020, broke ground in 2021, and our home still isn't finished as 2024 draws near. Don't make the mistake I did.

We moved into a Taylor Morrison home in Macanta in June, 2024 (Phase 2 of Macanta).

The home itself is nice overall. Builders typically cut corners here and there and TM is no different but we feel that the value is there overall and are happy with home.

On the downside, TM and the developer do very little to keep the neighborhood in a reasonable condition as they develop the land and build new homes. The open spaces in Phase 2 are a complete mess, unsafe for children, etc. There's construction waste all over phase 2 which has been sitting for months since we arrived. Between TM and the developer, there doesn't seem to be interest in keeping the neighborhood in reasonable condition. I'm sure there's a process to this type of project but leaving open paint cans, rebar, sharp metal, drywall buckets, nails/fasteners, wood scraps, etc. in open spaces isn't safe or appealing to walk by daily.

Additionally, summer storms caused tons of mud washout most of which was just left on public sidewalks making it difficult for children to ride bikes safely in some areas. It would literlally take a few hours to remedy this but again, no incentive to do so means it won't get done.

It's important to understand that a community in development will be logically chaotic. That said, Taylor Morrison and the developer don't seem to feel incentive to do well by the homeonwers who are already living here in.

My advice would be to wait a couple years before considering moving to Macanta.

My wife and I are building a home with Taylor Morrison, and we are very happy with the experience so far. We signed in late summer, and Jason is our Sales Associate. He has been great to work with, communicating throughout the process. Every Wednesday we receive a call from Jason and the construction team with an update. I'm very impressed with Taylor Morrison's team.

The community amenity center is amazing plus a gym, open air pavilion, and then all the trails and open space with more coming!

STAY AWAY IF YOU ARE A PERSON OF COLOR. I feel it necessary to warn the public, I went to view the model homes with my husband and 2 children this weekend and the police were called. The officer was nice, admitting we've done nothing wrong its just we were there. We accepted the water that was offered and walked the model homes. Perhaps accepting the bottled water was aggressive and police call worthy. Soo sad in 2023 to be treated like this. I'm not one to really give a review but and when spending so much money its necessary to warn minorities where we are not wanted and I'm writing one whereever I can be heard. Whites Only Taylor Morrison, we get it clearly.

We just backed out of a Taylor Morrison home in Macanta community after an 14 month wait (with still no dry wall!) and let me tell you, steer clear of Taylor Morrison!!! The entire experience has been excruciating. Tyler is extremely non responsive and when you ask questions he always defers and says he will find out, with ZERO follow up. They have rotated through numerous construction managers/supervisors so turnover is ridiculous. We are supposed to get weekly updates on the house but that rarely happens and when it does happen, it’s someone in the back office giving updates through a game of telephone.

We had our pre drywall walk through in November with timeline of getting in February (when it was supposed to be DONE in November) and it’s middle of January and the dry wall still hasn’t begun. They have said it’s failed electrical inspection but when I walked the house and looked at the inspection report it shows the electrical inspection hasn’t even started. I’ve followed up with the sales team to ask for details and proof of said inspection and it’s been crickets.

We are now out $35,000 and asking in good faith for them to return our earnest money because they lied about inspection and we genuinely can’t afford to wait as we already sold our home and the interest rate lock expires in March. Once again, non responsive. We asked on Tuesday to cancel our contract as we found another home to go under contract/make an offer to and we still haven’t received the paperwork to sign on Thursday and the sales representative is out until Saturday. This is after numerous voicemails and emails.

I am soooo disappointed that “Colorado’s Most Trusted Builder” has completely failed us and left us with a huge deficit. We WILL be taking legal action and want to warn anyone who is thinking about building with them to run away as fast as you can.

12+ months: long and misleading build times!

We signed our contract with Macanta - Taylor Morrison in June 2021 and they said it should be done by March 2022. We figured there could be some delays but now it is the end of June 2022 and the home doesn't even have drywall/insulation. Now they are estimating the home will be complete in August 2022, but they've been adding a month to the completion date every month since March.

We've had a terrible history of being told to expect progress on the house within the next few days, only to be told that there was an unexpected delay and the progress should be made "soon." Most of the time, it is weeks before we see the anticipated changes. The delays have costed us thousands in unexpected expenses, such as fees from our furniture and appliances sitting in warehouses since March and an $800/week rate lock fee if the house is not complete in August 2022 (which we end up paying to Taylor Morrison, since we went with Taylor Morrison Home Funding as our lender). The biggest expense has been having to switch to a costly $4,200 month-to-month rental contract for our current apartment because Taylor Morrison has been continuously adding a month to the build time.

If they were transparent when we purchased and said it will take 1.5 years to build, then the situation would be different. They initially told us construction would be around 8-10 months; we didn't expect it would end up being double that time.

Hope Taylor Morrison is able to work with us and improve their buyer experience.

I am in an impossible situation with no resolution or end in sight. We signed a contract with Taylor Morrison in March of 2021. We were told our house would be built in January 2022. We put a large sum of money down to show our good faith and so we didn't not have to sell our current home. Fast forward to beginning of the year 2022, there is barely a foundation in place. We notice interest rates are going to rise and had no confidence that our house was going to be completed any time soon. TM said April 2022. So again paid more money to lock our interest rate until end of June. Status update, we haven't even gotten a rough inspection complete and TM will not even give us an indication of a close date. We were one of the first lots to be released and now the entire neighborhood has moved ahead of us. We are last. To add further complications we will now have to pay hundreds of dollars/week to Taylor Morrison Home Funding to keep the rate lock until our home is done....6 months? I have tried to address this with many levels of leadership with no success.
