If you are looking for the Ritz, this is not it. If you are looking for an affordable spot close to the beach with kitchens and wonderful staff, Kahana Falls is your place.
Full disclosure-I'm an owner and have been coming for years. We have a 2 bedroom/2 bath unit which serves our family perfectly. We love being able to cook, BBQ, and not have to eat out for every meal.
The bathrooms have been recently renovated and the kitchens are the next project, but again-this is a comfortable resort not Four Seasons.
When booking, be sure to check your room type. Some rooms (hotel units) are the "lock offs" which means they are smaller studios without a lanai or full kitchen and the window looks out into a hallway. If you want an inexpensive stay, that's a great choice. If you want a balcony or a view-that is NOT it.
Overall, Kahana Falls is a wonderful little gem on the west side that my family will keep going back to.

This is a pre vacation review.
I am a 65yr old single traveler and after comparing all my options for Maui I believe this timeshare resort will fulfill all my needs.
Close to the beach. Parking for my rental car and I can’t wait to use the hot tub it looks incredible. I have read many reviews and as is usually the case the bad reviews come from people who booked a low price trip and expected a royal suite. I’m more realistic and I fully expect this location will meet my minimal needs at the fantastic price I booked it for. I will be taking my trip in mid may and updating my post accordingly.

We felt so fortunate to have a corner room with a fabulous view! The beach was across the street and we watched the sunset from there every night. The unit was updated and the bed was comfortable. The pool with its waterfall was just beautiful. We were very pleased with our stay here in paradise 🙂

This was our third stay at Kahana Falls. The previous times we were in Falls Tower. There are two towers and two 2-story hotel-like structures outside the main quad. We unknowingly book through RCI and they placed us in the hotel. It was completely unacceptable. First, there were no elevators, and we were on the second floor. My wife is having hip issues and has great difficulty with stairs. The room was sweltering, as if no one prepared it for our arrival. The suite was dark, small and essentially windowless. It appeared to be quarters designed for temporary workers or overnight guests. I would rate that portion of Kahana Falls 2 stars at best. Make sure you know where you room is. If it's not in one of the towers, prepare to be disappointed. Nothing horrible about the hotel portion if that is what you are expecting. |We went back to the front desk and expressed our dissatisfaction. One of the front desk young ladies was extremely rude and unhelpful. The other was Alyssa, who was very understanding and very helpful. She explained there would be an up-charge, which I understood, and I agreed to pay. However, it took three hours for Alyssa to find a manager in order to modify the room assignment. After that experience, the room was very good, though much more expensive than we planned to spend, but I understand the timeshare exchange game. On the fourth morning we awoke to a flood from the kitchen sink into the dining room and out the front door. I must commend the maintenance staff who corrected the problem and cleaned the mess within an hour of it being reported. |During our hours long wait at check-in, one of the staff explained that property had been sold. That was reflected in the indicia of a lack of pride in ownership. For example, our countertop was marred. There were holes and stains in the walls and ceilings. Again, nothing major, but indicative of an ownership that is inattentive and unconcerned with the details of operating a first-class resort.|If I was an owner at Kahana Falls I would be concerned about the general lack of attention to details. ||It is a beautiful property, but I would wait until the ownership has changed and hopefully the new owner bring it back its potential.

Bathrooms are redone with walk in showers. Color lights in the pool now at night.

BBQ grill, two hot tubs, jets are being replaced as unit is original, old school small free weights and treadmills with TVs.

This is an older facility being slowly remodeled. It's $1,000 sq feet to rebuild here on the island.

Washers are noisy if you need to use them do it during the day.

Walk across the street to swim in the ocean, watch sunset, chill on beach.

Oh, where do I even begin with our delightful stay at Kahana Falls? First off, let's talk about our 1-bedroom suite. Note: We booked via RCI. If you consider a sea of asphalt and the occasional rogue cleaning cart an ocean, then congratulations, you've got yourself an ocean view! Our front window opened up to a magnificent panorama of the parking lot, while the back offered a thrilling vista of a concrete wall and the soothing lullaby of highway traffic. ||The unit itself was a real treat. The floors? Let's say if you enjoy the artistic expression of grime, you'd be thrilled. The smell was... unique. A blend of mystery and musk, leaving you guessing what might have been left fermenting in the corners. ||Now, about the service. We asked the front desk if there were any two-bedroom units for future visits, thinking maybe, just maybe, we could upgrade to a view of the dumpster or something equally scenic. But the lady at the desk? She was like a vault with information. "I don't know, I don't want to be quoted," she said, as if we were reporters from a scandal sheet. Very mysterious, very cloak-and-dagger.||Our building, oh our sweet building, seemed to be the redheaded stepchild of the trio. It was as if the other buildings got all the good genes - or at least, the maintenance, landscaping and design budget. ||In conclusion, if you're into parking lot aesthetics, enigmatic smells, and staff with more secrets than a spy novel, Kahana Falls might just be your next vacation spot. But for those seeking a bit more... well, anything really, you might want to reconsider.||Would I return? Such a comfortable place! We really did not have any views but we used our studio for this trip for just the two of us. But we loved the pool area and BBQ area! The front desk area was super helpful! Our maids and grounds keepers were so welcoming they did a great job!!!

We just felt like hanging around the resort and relaxing!

The beach access was right across the street with the perfect place to swim ,snorkel or just watch the sun set ! Well be back! Thanks for the Halloween candy I'm sure it added an extra 5 pounds!!
