I’ve been living at Aqua at Sandy Springs for quite some time, and I couldn’t be happier with my choice! The property is always well-maintained, and the management team is exceptional. Big shout out to Regina, Madison, Eric and Ray for their support and understanding while living here. They are incredibly responsive and genuinely care about the residents' needs. The amenities are fantastic, from the pool to the gym to the beautifully landscaped grounds. My apartment is spacious, modern, and has everything I need to feel right at home. The sense of community here is wonderful, and it’s clear that Aqua at Sandy Springs is committed to creating a great living environment. I highly recommend this place to anyone looking for a comfortable and well-managed apartment.

Every time I visit my brother it’s always something. The gate has been broken for three years. Today we planned on having a gym session & noticed there’s a flood. The maintenance guy came & left the flood. Water is everywhere, walls have collapsed. Residents need to come together & bring this place down. The staff working at this complex is unskilled & unstable. This complex wouldn’t pass any type of code enforcement.

I don’t even want to give it one star! After the horrible back & forth trying to schedule a visit (we never got to schedule one), we decided to show up after being on the road from out of town. I asked to use the restroom after riding with my partner and my father in law straight from the highway (I’m pregnant, which I informed him of) and the guy in the office said no public bathrooms…. Mind you I was standing there struggling to hold it in. He didn’t offer a solution, didn’t say anything else. So rude and I refused to go back to see the apartments because what a HORRIBLE first impression. Wouldn’t recommend!

OMG, Ms. Keisha, the new manager at Aqua at Sandy Springs Apartments, is absolutely amazing! She is incredibly sweet, compassionate, and always goes above and beyond to ensure that residents are happy and well taken care of. She listens to concerns with genuine care, takes swift action when needed, and makes everyone feel welcome. If you're looking for a place where management truly cares about the residents, Ms. Keisha is the reason Aqua is the perfect choice.

I just don’t understand why we’re paying $1700 in rent and the disposal constantly stops working, my kitchen sink keeps getting clogged and all they do is send someone to unclog it when they really need to replace the pipes, and floors are coming up and peeling. On top of that, I’ve never had a problem with packages being delivered until I moved here! It says my package was delivered and when I called up there they also said it was delivered. They’re supposed to close at 5 but when I went up the at 4:34, they were closed. I went back the next day and they say there was no package that was delivered. Then proceeds to say “sometimes when they say it’s delivered, they mean it’s delivered to the usps warehouse”. Since when?! Someone is gonna give me package or reimburse me what I paid

I am in a wheelchair plus legally blind, and the manager said accessibility is no one's job. The tree trimming company had handicap spaces and sidewalks covered. Office was closed and no voicemail to leave a message. I couldnt have gotten to my apartment. He said he wasnt going to lie but he wasnt going to make sure it is accessible in the future. I already pay $65 every month for a fitness center that isnt accessible. I am told I dont have a choice but to pay it. This seems wrong!

This complex has alot of room for growth. I am trying to give grace for the fact that when I have been available, it has been the end of the day, and it's around the holidays. I also understand that there has been a recent management change, BUT the service we got was less than ideal, and we have tried to call multiple times, and the phones say they are disconnected. We will not be pursuing living in this community.

I moved to aqua in May and everything was wrong they kept telling me they was gonna fix everything asap but only did it once rent was paid they left and I still had so many things wrong but one thing I can say I’m glad they left because we have better people that took over, the first person I meet was Ms Keisha She was definitely a breath of fresh air and assured me that everything would be taken care in a timely manner and the Manager Mr Jarrod has been sooo helpful and getting things ready and together I was gonna move out but because of them I decided to stay, I appreciate them fully and definitely know that aqua is in great hands now i appreciate them and make sure they get a raise for their hard work and dedication to us!
