It’s a great place for us and the kids, I have zero issues at all, the only complaint is there’s some maintenance issues with the place, doors and all being wonky and some screws missing in certain areas, and the trash system is a touch awkward to get used to but other than that, it’s great. Gym, playground, pool, pet friendly, and walking distance to some great places to eat. I’m a happy camper at The Grand.

Utilities are no longer included. They charge you for “luxury” amenities but they are really just trying to get their money back after wasting it on a pickleball court. You can’t use the pool past 4pm. The AC is broken in almost every apartment. They hide fees. The WiFi goes out for an hour every single day at random times because they decided to bring a new WiFi company that’s just as bad as the owners. Look closely at the 5 star reviews in the past year, it’s all from people who toured here and don’t live here. There are shootings. There are homeless people that wander the place. The gate has been broken for years but years ago the rent was reasonable, this place is nothing but a scam and will bleed you dry.

They charge 1st month rent and a deposit. Then if you have to get out the lease for any reason you must pay a relet fee which is a month rent, and you pay an early termination fee which is another month rent.
They refuse to use your deposit for any damages and charge you extra for replacement of carpet and never replace it.
When we moved in there where stains on the carpet and animal scratches on the door trim from previous tenants. When we terminated the lease early, we left a similar stain which could have been removed easily with a steam cleaner and scratches on door trim from my cats, exactly like the previous tenants left. They charged me for carpet replacement and door trim repair. I wonder if they charged the previous tenants for carpet replacement and never replaced the carpet as well.
I was told we forfeited the deposit we paid so I was charged extra for damages. I told them forfeiture doesn't mean they get to keep the deposit, it means we don't get any money back, but it must still go towards the damages. I was told no it doesn't. So in other words I'm taking them to court.
I had to call police 5 times on the tenants below me after they repeatedly came home from heavy partying and drinking at 2:30 am every weekend, they played loud music yelling screaming then fist fights in the apartment which always moved into the parking lot, I tried checking on my car one night when I heard them yelling at each other how they were going to go get their guns and "Pump each other up!" This would go on until 6-7 am until some of them would leave. But then the actual tenants would still fight domestic alternations, hitting each other, would insue until throwing clothes out of windows on the ground outside. I could hear all of this through the floor. Even the tenant next to us would bang on their wall to get them to shut up.
My car got dinging up by someone slamming there car door into mine.
The upstairs tenant walked so heavy I had to sleep by her schedule, waking up every morning at 5am because her footsteps were so loud they woke me up. Then when she would come home it would just be STOMP STOMP STOMP for the rest of the day.
The tenant living across the breeze way smoked weed outside in the hall every day around 4pm leaving my apartment wreaking from the smell of the nasty stuff.
And when I complained I was told that apartment living takes some getting used to and adjustment!
There was always kids in the clubhouse business office after hours playing on the computers so you couldn't use them. They left wads of paper in the door latches so they could enter through the doors without keys.
The rent starts out as one price then after fees for amenities such as trash, wifi, which was always going out, water, a "risk" fee which I still don't know what that was, it was around $300 more on top of the rent
They claim to have upgraded the place but in reality they just painted the cabinets and added fake tiles behind the sink in the kitchen. No upgraded appliances at all. I had to bring in my own appliances because there stuff was horrible and never worked. And I had to store their appliances in my own storage unit that we paid for.
The floor in the living space was sticky and it took mopping over and over until I could walk on it without my socks turning black. The flooring is glue down plastic strips, not hard wood or laminate.
The bathroom was so tight with a door that opened into the bathroom so you have to straddle the toilet to open it.
The gate at the entrance was broken. And the lake was so full of grass and weeds that it looked like land instead of water.
I was also warned of cars being broken into and gunshots would ring out at night.
I only lived there for 3 months and had to deal with all that in that amount of time! I could have never stayed there any longer than that.
So if you want to live in fear, have your deposit stolen, pay for upgrades that aren't upgrades and listen to late night and early morning parties, music, fist fights, gunshots, loud stomping and weed smoking then by all means move in!!

Went in to ask about availability and pricing and was met with a very rude woman at the office. She immediately shut down any of our questions and when we simply asked to tour a 3 bd as there were no more 2 bd apts available she shut us down as well even though there’s a “tour today” sign out front. Definitely avoiding this property from now on.

This place WILL steal your security deposit. They'll change how your paperwork is stored and say that you never paid one.

Homeless people living in the stairwells.
People leaving trash everywhere and not taking it to the dumpster.
Shooting every weekend.
Honestly, if you had to choose between living here for free and living in your car in the Walmart parking lot, take the car.

Although there are a few truly kind employees, I only gave them two stars because it bothers me when maintenance gives residents better treatment over property staff. Before the property was bought out, I had a great time living here, but things gradually grew worse. Lots of unnecessary, restrictive rules. The pool was once open 24/7, but now it closes early every day, especially on weekends. The renovations were lovely, but they are useless if your team lacks organization and is unable to communicate effectively in different scenarios. During the period of transfers, I was out the country, and they were moving tenants who were living alone in three-bedroom apartments. I have contacted and emailed them to request that they kindly keep me informed of developments so that I can be ready for my return. I didn't get a call or an email during my entire absence. All I received when I got back was a lousy piece of paper in my door that said where I was moving, who my new roommates were, and that I had three days to be moved or I would be penalized. They threw me somewhere and didn't even try to match me with someone who would have been compatible; the resident they put me with was psychotic and detested my dog. The potential roommate had the police called on her on the same day that I went to the office to voice my concerns. That did not sit well with me at all. They informed me that the two choices I had were to terminate my lease or move in at my initial place for $1400, which is not worth the cost. They gave my personal information to my potential roommate after I made the decision to break the lease, despite the fact that they had refused my request for it earlier. Before I could finish moving out, they disabled my key and each staff member started telling me a different move-in date than the one I had first agreed to. Finally, they charged me an additional day's rent since I hadn't left by the 22nd, even though I had email confirmation that they had granted me an extension because of my tragic circumstances. The assistant manager, Justice, was really disrespectful. I was put in this uncomfortable situation by them, and she had the arrogance to tell me that they were doing me a favor. In addition, she was acting quite aggressively and rashly toward me, even though she had no idea what was going on or the whole context of the circumstance. Phil, the property manager, would say one thing and then retract it later. Terri was excellent, and she made the most of the circumstances. All in all, I wouldn't trust moving into this property. When you move in, you'll see the nasty truth behind the nice facade they put up.

I toured yesterday and OMG!! Our tour guide was fantastic. Her name is Justice and she made me feel as if I had no choice to move there. The place has fab amenities and everything was clean!!!! That's a plus for me. Even the price was reasonable. Honestly, the entire office staff made me feel welcomed. I will be back!!!!!
